1. What is BREEAM

BREEAM is an Environmental Assessment Method (EAM), a system for evaluating the environmental performance of buildings developed and operated by the Building Research Establishment (BRE) in the UK. Developed in 1990, it is the world's longest-established building environmental certification system. The BREEAM certification system is available anywhere in the world through BREEAM International.

2. Eligible Projects

BREEAM certification can be applied to many different types of buildings, including new, existing, refurbished, and large developments, including community development.

3. Evaluation Items

BREEAM provides a holistic sustainability assessment framework, measuring sustainable value in categories and validating this performance with third-party certification. BREEAM's assessment consists of the following 11 environment-related and innovation categories.

Each category addresses influential factors, including low impact design and carbon emissions reduction; design durability and resilience; adaption to climate change; and ecological value and biodiversity protection. These items address environmentally sensitive factors such as environmentally responsible design and carbon emissions reduction, design durability and resilience, climate change adaptation, and ecological value and biodiversity protection.

5.Process

BREEAM's assessment process is based on an international network of licensed BREEAM Assessors. The assessment determined by the BREEAM Assessor is finally quality audited (QA) by her BRE Global, who manages BREEAM, and is awarded the BREEAM Certification Mark. This certification mark can be displayed to indicate the quality, performance and sustainable reliability of the asset.

6. BREEAM Assessor and AP

BREEAM project registration, management, and assessment by a third party are mandatory for the execution of BREEAM projects.

BREEAM third-party certification is carried out by independent experts called BREEAM Assessors, who are qualified and licensed to ensure that their assessments meet BREEAM's quality and performance standards. The collaboration of BREEAM Accredited Professionals (APs) is also essential, as they are in a position to give advice on how to achieve the successful accomplishment of the projects.

Woonerf has several BREEAM Assessors and BREEAM APs who are qualified to provide assessing and consulting services for BREEAM projects.

7. BREEAM ratings

A BREEAM certified rating reflects the performance achieved by a project and its stakeholders, as measured against the BREEAM standard and its benchmarks. The rating enables comparability between projects and provides assurance on performance, quality and value of the asset.The BREEAM ratings range from Pass to Good, Very Good, Excellent to Outstanding and it is reflected in a series of stars on the BREEAM certificate.

8. Fees

BREEAM certification requires a project registration fee, an audit fee, and the consulting fee. Project fees vary depending on whether the project is Non-domestic or Domestic(Residential) and the total floor area and number of units.
